Westside Los Angeles

Westside Los Angeles

The Westside and surrounding communities

The Westside of Los Angeles County (LA) is my town. It is where I grew up and studied; it is where I have lived, worked, have friends and family; and enjoyed life. Historically, the Westside has been a great area of investment, with tremendous appreciation especially over the last three decades. It is also one of the most enjoyable and beautiful places for to be. The Westside covers the neighborhoods that lie east of the Pacific Ocean, west of La Brea Avenue, south of the Santa Monica Mountains and north of the Los Angeles International Airport. Many of the major educational, retail, cultural, and recreational attractions of Greater Los Angeles are located here, as is a large portion of the entertainment industry.

As you start exploring the Westside for your new property, you will find that Los Angeles is laid out like a grid. Traditionally, as one goes north from the main East/West streets, National Blvd., Pico Blvd., Olympic Blvd., Santa Monica Blvd., Wilshire Blvd., Sunset Blvd., real estate values rise.

The Westside has experimented with several homes styles. The preference for Mediterranean architecture gave way to Cape Cod and Mid –Century. The Cape Cods pay homage to the Hamptons. The Moderns with cleaner, simpler lines, an abundance of glass, pocket/disappearing doors, hard surfaces combined with wood and other warm materials flooded the market as developers went wild, transforming neighborhood and driving up prices. It has seemed like at every price point we are seeing the same house but with varied quality, size and amenities. There are small indicators of a softening in the demand for this ‘box like”: construction. One modification to a traditional floor plan is likely to remain: Kitchens that open to family rooms, which connect to the outdoors for informal and formal entertaining.

The Westside has many positive qualities: enjoyable weather, goods schools, wide beaches, infinite choices for shopping and the glamour and prestige of living here. But for all its fame and reputation as a car culture, L.A. is an amalgamation of neighborhoods, each with its unique appeal, creating a sense of community for the local residents. The expanding Metro Link is providing an alternative mode of transportation and connecting our communities in new and interesting ways. The lifestyle on the Westside and throughout Los Angeles is a blend of casual California fun and East Coast/European city-life, combining living, entertainment and work.

As a longtime resident and real estate professional, I make sure to stay informed about real estate values, inventory and trends of the cities and communities of the Westside and Greater Los Angeles.
